THREE FARMS, TWO OF 400 ACRES EACH, AND ONE OF 337, IN PRINCE WILLIAM COUNTY VA., FOR SALE

THE subscriber, desiring to leave the State, now offers for sale his land, in Prince William County, Va., lying north of, and immediately upon, the turnpike leading from Thoroughfare to Gainesville, two stations upon the Manassas Gap Railroad.

This land, containing in all 1137 ACRES, is divided into three separate and distinct FARMS, lying each upon the above named turnpike, which, for the sake of convenience, will be designated as FARMS No. 1, 2, and 3.

These FARMS possess the advantage of being situated in a pleasant and healthy neighborhood. The DWELLINGS and OUT-HOUSES upon all three are inferior.

The soil, generally sandy, with a subsoil of clay, is of good quality, and highly susceptible of improvement.

FARM No. 1, through which the railroad passes, distant a half mile from Thoroughfare Station, contains FOUR HUNDED ACRES, 300 cleared land, and 100 in fine wood and timber. This FARM is well watered; the fencing, both frontier and interior, is in excellent order. This FARM does not adjoin the other two, being a half mile from the one, and a mile from the other.

FARM No. 2, distant one mile from Thoroughfare, and three from Gainesville, also contains FOUR HUNDRED ACRES, 250 cleared, and the remainder in wood and timber. This FARM is also well watered.

FARM No. 3, distant a mile and a half from Thoroughfare, and 2 1/2 miles from Gainesville, contains THREE HUNDRED and THIRTY-SEVEN ACRES, 250 cleared, and the remainder in wood. Upon this farm there is but little timber. It lies, however, adjacent to farm No. 2, upon which there is a sufficient quantity of timber for both, should they be purchased by the same individual.

I will sell these Farms together, or separately, to suit the wishes of purchasers.

Persons desiring to purchase cheap lands are politely requested to call and look at these farms, which will be cheerfully shown to them by the subscriber. Being extremely anxious to sell, my terms, in all respects, will be accommodating.

Mr. J. F. Milstead has purchased at public sale, in the chancery suit of Milstead against Milstead, a tract of land near Minneville, Prince William county, containing 199 acres, for $2 per acre.

The Hutchinson tract, near Hickory Grove, in the same county, containing 186 acres has been sold to Mr. Henry Lynn for $8 per acre.

TRUSTEE'S SALE OF A GOOD FARM, IN PRINCE WILLIAM CO., NEAR HAYMARKET, CONTAINING 289 1/2 acres.  By virtue of a deed of trust executed to me by J. T. Carter and wife, dated the 26th day of May, 1866, and recorded in the Clerk's office of the County Court of Prince William county, Va., I will offer by public auction, at the front door of the Court House, in the town of Warrenton, Fauquier county, Va., on MONDAY, December 11th, 1876, that being the first day of the Circuit Court of said county, the valuable tract of land in said deed mentioned, known as "CARTER'S GREEN," containing 289 1/2 acres -- be the same more or less. The land is of good quality, well wooded, watered and enclosed. Upon the farm there is a comfortable DWELLING HOUSE and necessary out buildings. It is in a good neighborhood, adjoins the farms of Mr. Wise and Capt. James Purcell and about six miles from Gainesville, a station upon the Manassas Division of the Virginia Midland R.R.

Terms of Sale - Five hundred dollars in cash; the residue in one, two and three years. For deferred payments the purchaser will be required to execute bonds, with approved personal security, to bear interest from the day of sale, and secure the same by deed of trust upon the aforesaid premises.

N.B. - Being empowered to make private sale of said premises, In invite propositions. My address is Warrenton, Fauquier County, Va.

TRUSTEE'S SALE

By virtue of five several deeds of trust from Lawrence G. Alexander to me dated the --- day of July, 1827, the 6th day of August, 1827, the 5th day of March, 1828, the 16th day of March, 1828, and the 4th day of June, 1828, duly recorded in the Clerk's Office of Prince William County Court, I shall on Thursday, the 7th day of August next, before the front-door of Prince William Court-House, offer for sale to the highest bidder, for ready money, all the Estate, real and personal, conveyed to me by said deeds, consisting of said Alexander's interest under his father's Will in a Tract of Land called Effingham, lying upon Cedar-Run in said County and in 31 valuable Slaves, his share, estimated to contain 3,000 acres, of certain Lands in the state of Kentucky, a Tract of Land of about 160 acres adjacent to Effingham, and four Slaves now in his possession. As I shall sell merely ad a Trustee, I shall convey to the purchasers of said Estate such title only as is vested in me by the said deeds.

A SMALL FARM IN PRINCE WILLIAM FOR SALE. -- I wish to sell my farm in Prince William county, called BRENTON.  It lies on Slaty Run, about four miles from Brentsville, contains two hundred and thirty-six acres, originally good, and is readily improved by clover and plaister.  The improvements are a DWELLING HOUSE, with two large rooms on the firts floor, and three on the second, with a good cellar and the usual outhouses. If a larger quantity of land is desired by the purchaser it can be purchased at a fair price of Mr. Lucian Dade, who owns a large tract adjoining Brenton. Northern men, who desire a small farm, in a neighborhood remarkable for health, good society, convenience to mills, post office, and places of religious worship, are invited to examine for themselves. If not sold previously at private sale, this Land will be offered at public auction, at Brentsville, on the 1st. Monday in November next. For terms, which will be accommodating, apply to James H. Ried, at Brentsville.

About 470 Acres, whereon Col. Henry Peyton now lives; this Tract lies in Prince-William County, within 18 Miles of Dumfries and Colchester, is level, the Soil good, well watered, joining upon Broad-Run a considerable Distance, has a valuable Grist-mill upon it, convenient Houses, and upwards of 100 Acres of cleared Land, in good Order for either planting or farming.

Two Hundred and Twelve Acres, lying upon the same Run, about a Mile higher up, great Part of which is valuable low Ground; there is also upon this a considerable Quantity of cleared Land, and several Houses.

One Hundred Acres, lying upon the Branches of Lucky-Run, in the same County.

One Thousand Seven Hundred and Ten Acres, lying upon Little-River, in the County of Fauquier, on which is a large Proportion of Meadow Land, and not above 45 Miles from Navigation.

SNOW HILL FOR SALE

Recent domestic occurrences will induce me to sell this highly valuable and beautiful estate, situated in the upper part of Prince William County, Virginia, near the line of Loudon County, and three miles from the Bull Run Mountains, 30 miles from Washington City and Alexandria, over a good turnpike, containing 879 acres of fine corn land, producing a spontaneous growth of poplar and locust, is divided into five fields of 120 to 140 acres each, has 200 bushels of fine wheat well put in (on a field that produced 2300 bushels four years ago), 50 bushels of rye, 70 acres in clover, 40 acres in a state of preparation for oats in the Spring and 30 acres for tobacco, of a soil well adapted, from an experiment of this year, to the growth of high priced tobacco.  Any portion of the crop of corn of 500 or 600 barrels, may be had with it if required -- about 200 acres in wood and rail timber.  The improvements consist of a two story dwelling house, in good order, with four rooms and a spacious passage on each floor, with two Grecian porches, finished in a very superior style, and stone kitchen and cook house, and all other houses necessary on such an estate, a good garden and an orchard of choice fruit.  A small portion only of the purchase money will be required in hand, and the balance in four instalments, in such portions as shall be stipulated.  For health, beauty of situation, and agreeable society, it stand sunrivalled in any part of the country.  A good bargain will be given if an early arrangement can be made.

Deeds in Prince William County

Did you know that deeds and other land records for PWCo are complete from 1865 to the present day?  They are available at the office of the Clerk of the Circuit Court at the PWCo Judicial Center (Room 306, 9311 Lee Avenue, Manassas, Virginia 20110).

Researching land records before 1865, however, can be a bit tricky.  The Clerk's Office in Brentsville was looted and vandalized during the Civil War.  From 1731 until 1865, approximately 15 deed books are known to be missing and 11 others have pages that are damaged or missing entirely.

RELIC has copies of surviving deeds on microfilm.

Online Resources: Land Records

The Prince William County Clerk of Circuit Court Land Records Management System (LRMS) is an online database to help the general public locate a recorded document from a computer terminal.  It's a great option for anyone who might not otherwise be able to visit the Courthouse in person.

Searching the index is free, but if the user wants to view or print a document there is a fee of $0.50 per image and an Internet Convenience Fee of $2.00 at the time of purchase.  (If you accidentally view/print the wrong image, you will still be charged the fee.  There is no refund.)

I've found the LRMS to be quite helpful in surname searches or when I don't have the book/page number of a Deed that I'm looking for.
